Rent is added to your other income and taxed together at the slabs, so what else you earn decides the rent's tax.

TAX ON YOUR RENT

Rs 54,000a year

Of every Rs 100 of rent you keep Rs 96. About Rs 4,500 a month.

Twelve months of Rs 100,000: the pink slice is tax (4.5%).
  • Rent a yearRs 1,200,000
  • Less 20% repairs allowance−Rs 240,000

WHAT YOUR TENANT DEDUCTS

Rs 21,000 refund due when you file

Companies, government bodies, non-profits, schools, hospitals, and individuals or AOPs paying Rs 1,500,000 or more a year must deduct it (section 155).

Are you on FBR's Active Taxpayers List?

Off the Active Taxpayers List, the tenant would deduct Rs 150,000 instead of Rs 75,000: double the rate, with your cash held until you file.

COSTS THAT COME OFF

The 20% repairs allowance is automatic

One fifth of the rent comes off for repairs with no bills needed (section 15A). These costs come off too, if you pay them:

Profit or interest on money borrowed to buy, build or renovate the property.
Rs
Property tax and local charges, not income tax.
Rs
Premium to insure the building.
Rs

All yearly amounts. Agent commission, legal costs, ground rent and unpaid rent are under More options.

Rent is taxed at the normal slab rates, with no separate rental rate table (it was removed in 2021). The deemed rental income tax on idle property (section 7E) was omitted from July 1, 2026. Assumes one landlord with all the rent in one tax year.

How rental income is taxed in Pakistan

Rent you receive is taxed under the head income from property (section 15 of the Income Tax Ordinance). You start with the gross rent, subtract the deductions that section 15A allows, and what is left is added to your income from other sources. The total is taxed at the slab rates for the year. For individuals and AOPs the old separate rental rate table was removed by the Finance Act 2021, so there is no special property slab: rent simply sits on top of your other income.

Taxable rent = Gross rent − Allowances. Extra tax = Tax(other income + taxable rent) − Tax(other income)
Gross rent
rent received or receivable in the tax year
Allowances
20% repairs allowance plus the other section 15A deductions you can show
Extra tax
tax on all income with the rent, less tax on the same income without it

Showing the tax as a difference is the honest way to see what rent costs you, because the slabs are progressive: the same rent is taxed lightly if it is your only income and heavily if it sits above a large salary. The calculator does this for you and also tracks the tenant's withholding, so you see how much is already paid and how much is left.

A worked example

Rent of Rs 100,000 a month is Rs 1,200,000 a year. The repairs allowance is Rs 240,000, so Rs 960,000 is taxable. With no other income the tax is Rs 54,000. Deductions you can document reduce it further: with Rs 15,000 of insurance, Rs 25,000 of property tax and Rs 40,000 of collection cost, taxable rent falls to Rs 880,000 and the tax to Rs 42,000.

What you can deduct: section 15A

  • Repairs, one fifth of the rent. A flat allowance of 20% of the rent chargeable, with no receipts. It applies even if you spent nothing on repairs.
  • Insurance premiums paid to insure the building against damage or destruction.
  • Property tax and local charges: any local rate, tax, charge or cess paid to a local authority or government, but not income tax.
  • Ground rent paid on the property.
  • Mortgage profit or interest on money borrowed to buy, build, renovate or extend the property, and the bank's share of rent under a sharing scheme. The home loan calculator shows the instalment and the total markup a loan costs.
  • Collection and administration costs actually paid, up to 4% of the rent.
  • Legal costs to defend your title to the property or a court case about it, and irrecoverable rent that was taxed when it fell due, once you have taken reasonable steps to recover it.

An expense claimed here cannot be claimed again under another head, and if you also use the low-cost housing loan credit you cannot claim the same profit in both places. Keep invoices, bank advices and the rent agreement; section 21, which restricts business deductions, applies to these claims in the same way.

Tenant withholding on rent (section 155)

A tenant that is a prescribed person must deduct tax from the rent it pays you. The rates depend on the gross yearly rent. They are doubled if you are not on the Active Taxpayers List, because rule 1 of the Tenth Schedule raises every withholding rate by 100% for a person who is not on it. FBR's rate card prints a separate non-filer figure only for companies, but it cites that rule for the individual and AOP rows too.

Gross yearly rentFilerNon-filer
Up to Rs 300,000NilNil
Rs 300,001 to Rs 600,0005% of the excess over Rs 300,00010% of the excess over Rs 300,000
Rs 600,001 to Rs 2,000,000Rs 15,000 + 10% of the excess over Rs 600,000Rs 30,000 + 20% of the excess over Rs 600,000
Above Rs 2,000,000Rs 155,000 + 25% of the excess over Rs 2,000,000Rs 310,000 + 50% of the excess over Rs 2,000,000

These withholding rates are applied to gross rent, so they are not your income tax. For individuals and AOPs they are adjustable: they count against the tax on your return. When your deductions are large or your other income is small, withholding can exceed the tax and you get a refund. When rent sits on a large salary, the opposite happens and you owe more. Not every tenant has to withhold. The duty falls on the government, companies, non-profits, diplomatic missions, private schools, hospitals, clinics, boutiques and beauty parlours, and on any individual or AOP paying Rs 1,500,000 or more of rent in a year. A smaller private tenant does not deduct anything, and you then pay the whole tax yourself when you file.

Tax on common monthly rents

For a landlord whose rent is the only income, in tax year 2027, with the repairs allowance and no other deduction, and a tenant that withholds at the filer rates:

Monthly rentYearly rentTaxable rentIncome taxWithheld by tenantBalance
Rs 25,000Rs 300,000Rs 240,000Rs 0Rs 0None

Rs 500,000Rs 6,000,000Rs 4,800,000Rs 1,290,000Rs 1,155,000Pay Rs 135,000

Notice how withholding on gross rent exceeds the tax for mid-sized rents: at Rs 100,000 a month the tenant withholds Rs 75,000 against tax of Rs 54,000. As a non-filer the withholding would be Rs 150,000, the same tax with a larger refund to claim.

Rent on top of a salary or business income

Most landlords also earn from a job or a business, and then the question is how much extra tax the rent adds. The table takes a salaried landlord earning Rs 2,400,000 a year (Rs 200,000 a month) and adds rent to it.

Monthly rentTaxable rentTax on salary aloneTax with rentExtra tax from rentSlabs used
Rs 50,000Rs 480,000Rs 156,000Rs 252,000Rs 96,000Salaried

Rs 300,000Rs 2,880,000Rs 156,000Rs 1,482,000Rs 1,326,000Non-salaried

The jump between Rs 50,000 and Rs 100,000 of monthly rent is not a typing error. With Rs 50,000 a month the extra tax is Rs 96,000, a rate of 20% on the taxable rent. At Rs 100,000 a month the rent takes salary down to 71.4% of taxable income, below the 75% needed for the salaried slabs, so the whole income moves to the non-salaried slabs and the extra tax is Rs 558,000. Taxable rent of up to Rs 799,999 keeps this salary on the salaried slabs. Because of this rule it is worth planning rent, deductions and who owns the property before the year ends. See the salary tax calculator for the same test on other income, and the business income tax calculator if your main income is a business.

Filing and records

Report your rent on your return under income from property, claim the deductions, and credit the tax your tenants withheld using the withholding statements they provide. File by September 30 after the tax year unless the FBR extends the date. Sale of the property itself is a separate matter: see the property transfer tax calculator. The deemed rental income tax on idle property (section 7E) no longer applies from July 1, 2026.

FAQ

Rental Income Tax Calculator: common questions

How is rental income taxed in Pakistan in 2026-27?+

Rent you receive is income from property. You deduct the allowed expenses (section 15A), add the rest to your other income, and pay tax at the normal slab rates for the year: the salaried slabs if salary is more than 75% of your taxable income, otherwise the non-salaried slabs. There is no separate rental rate table. A tenant that must withhold tax deducts it during the year and it is credited against your tax.

What deductions can I claim against rental income?+

Section 15A allows a flat repairs allowance of one fifth (20%) of the rent, with no bills needed, plus insurance premiums on the building, property tax and local charges, ground rent, profit or interest on money borrowed for the property, collection and administration costs up to 4% of the rent, legal costs to defend title, and irrecoverable rent that was already taxed. The Finance Act 2021 extended these deductions to individuals and AOPs.

How much tax will I pay on Rs 100,000 monthly rent?+

Rent of Rs 100,000 a month is Rs 1,200,000 a year. After the one-fifth repairs allowance (Rs 240,000), Rs 960,000 is taxable. If rent is your only income the tax is Rs 54,000 a year. A tenant who must withhold deducts Rs 75,000 during the year, more than the tax due, so the balance is a refund of Rs 21,000 on filing. If you also earn a salary, the extra tax depends on it; use the calculator.

What is the withholding tax on rent?+

Under section 155 a tenant that is required to withhold deducts tax from rent paid to an individual or AOP landlord: nothing up to Rs 300,000 a year, then Rs 300,001 to Rs 600,000 at 5% of the excess over Rs 300,000; Rs 600,001 to Rs 2,000,000 at Rs 15,000 + 10% of the excess over Rs 600,000; Above Rs 2,000,000 at Rs 155,000 + 25% of the excess over Rs 2,000,000. Landlords who are not on the Active Taxpayers List pay double these rates (rule 1 of the Tenth Schedule). For company landlords the rate is 15% (30% for non-filers).

Is the tax deducted by my tenant final?+

No. For individuals and AOPs it is an advance, adjustable tax. You report the rent on your return, work out the tax on it at the slab rates, subtract what the tenant withheld, and pay the balance or claim a refund. Because withholding is charged on gross rent, it can exceed your final tax when you have deductions and little other income.

What changes if I am not on the Active Taxpayers List?+

The tenant's withholding is doubled, which ties up more of your money until you file and claim it back. The income tax on your rent does not change, but a non-filer has not yet filed the return that reports it. Filing the return and joining the Active Taxpayers List is the practical fix.

Is deemed rental income tax (section 7E) still charged?+

No. Section 7E charged tax at 20% on deemed income of 5% of the fair market value of certain capital assets, such as idle property. The Federal Constitutional Court struck it down on May 7, 2026 and the Finance Act 2026 omitted it from July 1, 2026. How refunds of tax already paid will work is not yet settled in the law.

Can rent affect my salary tax slabs?+

Yes. The cheaper salaried slabs apply only while salary is more than 75% of your taxable income. With a salary of Rs 2,400,000 a year, taxable rent above about Rs 800,000 pushes salary to 75% or less and the higher non-salaried slabs apply to your whole income. The calculator flags this when it happens.
